In order to rent with us, all prospective residents must meet minimum requirements:
- Income – In order to rent with us, you must make at least 3 times your rent in total monthly income.
For example, if your rent is $700 per month, multiply $700 x 3 = $2,100. Your income should be at least $2,100 per month.
Applicants must provide at least one of our approved forms of income verification. - Landlord references – Would your current or past landlords (no family or friends please) give you a positive referral? Applicants must have 2 years of positive, verifiable rental history within the last 5 years.
- Criminal Background Check - We’re concerned about keeping our neighbors safe. All adult applicants are subject to a criminal background check.
- Credit Check - Applicants are subject to a credit check. We don't expect/require perfect credit; however, we like to see evidence of responsible use of credit.
- No Pets Allowed.
- You are a non-smoker. We do not allow smoking of any kind, anywhere on the property (except on the top 2 floors of The Frye Building, Marlboro).
- Move in expenses include a first month’s, last month’s, and a 1 month security deposit. These monies are due at the lease signing.
